You may be able to change agents while the property is tenanted. First check your management agreement for termination terms, notice periods and any fees. We can discuss the handover with you; the existing agreement must still be respected.
Yes, but selling does not automatically end the rental agreement. Notices, inspections and any vacant-possession arrangements must comply with the applicable rules. Speak with your property manager and conveyancer before making commitments to a buyer.
No. In most cases, rent cannot increase more than once every 12 months, and at least 90 days’ notice is required. A fixed-term increase must be permitted by the agreement, which must state the calculation method. There is no single statutory percentage cap; renters can challenge an excessive increase. Check the rules for your agreement.

See our Compliance page and Consumer Affairs Victoria guidance for the applicable conditions.
Entry requires a lawful reason and proper notice. Minimum written notice is generally 7 days for routine inspections or valuations, 48 hours for showing prospective buyers or renters, and 24 hours for repairs or other legal duties. Additional conditions apply, especially when selling. Notice alone does not give unrestricted access.
